What to Do When Vacating a Rental Property

You’ve requested a cheap removalist quote and finally selected the budget removals Melbourne to Sydney to start your new life as a blues supporter. Your bags are packed and you’ve organised for the electricity to been cancelled from the day you move – but what else? If you’re moving out of a rental property, there are a few other things to tick off your checklist before hitting the road.

Cleaning
It’s the least glamourous part of relocating. For rentals, it’s best to consult your real estate agent as to which cleaning company they recommend. This way, if there’s any dispute between the cleaning company and the real estate agent – who already have an existing relationship – they can sort it out between themselves.

Final inspection
Try not to book flights or schedule your departure on the day of your final inspection in the event that additional cleaning or property maintenance is required. If your landlord asks that you return to the property to fix the blinds and you’ve already skipped town, they will be deducting money from your bond to have this done professionally – at a price you have no control over.

Bond
If you didn’t receive bond refund forms in the mail when you advised your agent you wouldn’t be renewing the lease, drop into the office and collect them. If you can’t recall how much bond you paid (typically equivalent to four weeks’ rent), check with your agent before completing the form. Double check the property against your entry condition report and gather photos taken when you arrived as evidence in the event of a dispute.

Metre readings
Arrange to have the electricity, gas and any other utilities or services turned off the day after you leave. Taking dated pictures of any metre readings before you vacate the premise may also avoid any disputes about metre readings on your final bills. And remember to hand the keys back to the office before you take off!

Mail redirection
You spent an entire year scribbling ‘return to sender’ on previous tenants’ mail and wondering what kind of gift cards were inside the department store loyalty program letters addressed to former residents. Don’t let your David Jones birthday voucher fall into the wrong hands! Take a trip to Australia Post to organise a mail redirection until you find the time to update all your details.
